Do not worry. I was in Landmark now from October 11 till 16, 2023. I was not bothered by any noise. The work is done in what was the restaurant downstairs and Huntsman Pub in the basement.

Some like Dynasty Grande it is over 20 years of age but most is over 21. Sensible either way as you don’t want to be caught with a minor. Taking ID’s at reception seems a sensible precaution. Not only because for some LB’s it’s impossible to tell their age, but the phone call from reception to your room in the morning asking is everything OK before they hand back the ID is an added security.
Funny, I’ve stayed recently for three weeks at both the Landmark and the Mercure on Soi 11 and never once was my companion for the night asked to show her ID. You would think for that standard of hotel it would be compulsory. Maybe they don’t want the girls around the reception at check out time. They want the guests business, but turn a blind eye to their activities.

Arriving in bkk for the month of July. I usually take a hotel that is close to most of my nightly activities and near the skytrain. Dynasty Grande, Landmark, Dream etc. I am looking at Soi 11. Hotel 11 or the Mercure. Anyone have experience and information of these hotels?
I have seen the hotel Legacy Suites Soi  29, on Booking.com with great rates and the facilities looks very good. Does anyone have experience of this hotel? Would it become a bit of a drag returning there early in the morning?

I will also be in BKK in July and staying again on soi 11. Mercure I have heard mostly good things about. I like soi 11 because it keeps me within a short train ride to Why nots and a short walk to Check in Bar. Now that Cindy's is on a small soi off of soi 11 I'm even more excited to stay on soi 11. @katana57 videos on soi's should help you make your final decision if you haven't already.

Soi 11 is a great location to stay.Right between Soi 7 and Soi 4,and near to the BTS station.
Also, if you want a shortcut to Soi 13 you just go through the carpark at the Ambassador Hotel and it takes you to Soi 13.
(Some excellent Indian Restaurants on Soi13,and cheap laundry services!)

I stayed at the Grand Business Inn. Booked a large suite. Was very good. Did not have chandeliers you could swing off, but impressed the girl.

I have stayed at Legacy Suites before. It's about a 5 minute walk from Asoke station and they are LB friendly.  Rooms at the hotel are similar to what you find at Adelphi suites or Pharchara.  Soi 29 is very quiet with little traffic. The downside of staying on this Soi is the limited number of restaurants in the area. The hotel restaurant is pretty much pub food. There is a traditional Japanese place next door, but it really caters to Japanese only.  It's a 5 or 8 minute  walk to Terminal 21, which will give you some more dining options. There is a fun sports bar at the corner of Suk & Soi 29 that has cover bands and a party vibe. I took a couple of CIB LBs there before heading to the hotel and they both loved it.
Next door to Legacy is the Mermaid Hotel. I have also stayed there. It's very similar to Legacy, the rooms are all suites. They have a great pool that gets plenty of sun, it's better than Legacy's pool. The restaurant at Mermaid is very limited, even the breakfast offerings are lame. Their rates usually run cheaper than Legacy and I think they offer more bang for the buck than Legacy. You might want to give them a look also.

Fair question, and gets asked a lot.
How far will I have to walk back at the end of the night?
I always recommend to watch this Youtuber's vids. on the Sukhumvit sois . You can see the real distance you'll have to walk from Sukhumvit to your hotel in real life.

I saw this today concerning Covid testing at Vienna's airport for arriving passengers. It will cost 190 Euros (US $200 or so), results will be available in 3 hours and if you test negative you can avoid a 14 day quarantine in Austria. You can also present a cert from your prior point of departure if it's no older than 4 days. I am guessing something like this will be the standard for immigration at BKK and other airports around the world. I hope so, because I know nobody wants to do a 14 day quarantine on arrival. Sounds great, too bad it will cost $$$. The Wuhan virus is a gift that keeps on taking, taking, taking.

Last time I stayed there was February 2018. There are 2 towers on that property. One is the Radisson Hotel, the other is In Residence. They share the same facilities and are obviously attached at the hip, but I don't know what the exact relationship is. The only problem I ever had there occurred during a previous stay when  a balky key card sometimes didn't function. Needless to say, it was not much fun going down to reception at 4:00 AM while stumbling drunk and having them send up a maintenance guy. I didn't have any problems at all during my most recent stay. Whether the rooms need "renovation" is a personal judgement. The furniture in my rooms was in fine condition, the carpet was not worn, it was well maintained and I have never noticed broken chairs at the pool.
I always take customer reviews of hotels with a big grain of salt when it comes to critiquing decor. Everybody has their own tastes and I don't care if somebody else hates art deco style furniture or whatever and thinks the hotel needs to get rid of it for the sake of renovation. I take them more seriously when reviews focus on service, property maintenance and cleanliness because to me that's where the rubber really meets the road in assessing hotels.
You can go to Trip Advisor or other review sites and look up hotels such as the Peninsula in Chicago, the Tokyo Park Hyatt or the Four Seasons in New York -hotels among the finest on the planet - and always come across prissy jackwits stating that the properties "need updating". It proves that some people are so hard to satisfy they will be complaining about the bright lights and noise when they are planted six feet under. The hotel business is a tough racket, for sure.

6k baht will get you a room in most of the upper end hotels. Landmark meets that criteria. It's elegant and lot of guys like it because of its proximity to Nana. Adelphi is good, but it's a bit overpriced when compared to Phachara which is closer to Nana and offers you almost identical rooms for less. I don't know anything about Doubletree. I have stayed at Galleria 10 in the past, and it's perfectly acceptable. Forget that "walk of shame" stuff. I promise you that the staff at any of the hotels around lower Sukhumvit don't care what you do because they have seen it all eleventy billion times in the past. They don't care. REPEAT: They don't care. As for other farang guests whose delicate sensibilities are shaken by the sight of the world's oldest profession, why in the hell did they choose a hotel in the world's largest red light district?  Their issues are their problem, not yours.
If you want to stay in suite type rooms, I also like In Residence suites on Soi 13 (adjacent to Radisson suites). They have large suites and a good pool on the roof. Soi 13 is next to Soi 11 but without the traffic and noise found on 11, meaning you can enjoy 11 easily without having to actually stay there.

Dynasty Grande was my choice of hotel for all my visits over the years. Decided to upgrade to the Landmark last trip as I felt It was becoming a little stale. I took a club corner room. Very good with great facilities.
Even so I think for my next trip I would like to try a another hotel. I was thinking of the Sofitel on Sukhumvit. But reading these posts make me consider Dream. Anyone have an opinion of how they compare?
one new factor for me is the swimming pool. Never in my life was that a consideration for a hotel especially in Bkk, but I went to Pattaya a year ago for a week. Hated the place but went to the pool at my hotel, Areca Lodge, instead of being depressed walking around. Had to by trunks and flip flops, and just enjoyed reading and listening to music at the pool with a few beers.
Landmark had a good pool and Sofitel’s seems good as well. Both are big which avoids having to go down at 8am to secure a bed which is the case with smaller pools. I just like to wander down at Landmark for a few hours after breakfast or after walking around bkk.
my question is, is the pool good and large enough? I would stay at the main Dream hotel and the pool is in the annex across the road. Is that awkward and off putting?

That's the strange thing, both buildings have the same address and so the only way to avoid ending up in the annex is to state upfront that you want to be in the main building.
I have been in the annex once and it wasnt terrible, but the main building is better and this is where breakfast is served, so its more convenient.

    Hi there Sebastien
I am now on my fourth hotel which is citadines soi 8. I did a review. It's maybe half a star below S15 and the Dream hotel but I like being on the other side of sukhumvit and as I stay for 3-4 weeks the price difference of approx. 800-1000 per night adds up.
Saying that I still have fond memories of the Dream. You will enjoy your stay there but make sure you are in the main hotel and not the annex across the street.
    Cheers

This is the second hotel that I used as my home from home when working and playing in BKK. I stayed there approx. 12-15 times between 2010-2015.
It is located about 300 metres into Soi 15, from Sukhumvit and they do run a free tuk tuk also, but I never used it.
The hotel is really nice and relaxed and the rooms are very comfortable.
Its guest friendly and normally after about 00.00 you don't even have to sign visitors in.
Its marketed as a boutique hotel and its USP is that there are blue lights in the rooms, which supposedly assist with sleeping.
If you decide to book here, be aware that there is the main hotel and also the annex across the street. The main hotel is the nicer building and this is where breakfast is served.
Just around the corner there is a sub soi which leads to Soi 19 (there is no Soi 17). There is a good massage place called Cha Cha Massage almost next door to the Dream Hotel on the sub soi. Cha Cha massage is a legit place, so no 'hanky panky' that I am aware of, but it is very good and reasonably priced.
The hotel pool is located on the roof of the annex building and there is also a bar up there, but its not really a 'go to' bar.
The staff were really accommodating there and I never had a complaint.
If you walk to the end of soi 15 (about 700 metres?) you get to the canal and there is a canal boat stop there which you can use to catch a ride up to the palaces and museums etc. I did that a few times and it was a lot of fun.
The reason I stopped staying there is that they raised the rates about THB 3,000, which became too pricey for a 20-25 night stay.
One final tip is that if you walk about 150 metres down soi 15 and reach 7/11 on the left, there is a cutting through the building which leads you to soi 13. Then there is another cutting which takes you to soi 11, so its a great, but not well known short cut.
    Cheers
